The layout is the first one. If you keep the toilet, tub, and vanity where they are, we're working with plumbing and drain lines that are already run. The minute you want the shower on a different wall, we're moving supply lines and rerouting drains, and that's real labor plus opening up floors or walls.

Materials are the second big lever. Tile is the clearest example. A basic ceramic and a large-format porcelain with a fancy niche and a mud-set pan are two very different jobs in both material and hours. The same goes for whether you want a stock vanity or a custom build.

Third is what we find once demo starts. Older homes around Clarksville, especially some of the places near downtown and the historic district off Franklin Street, can hide soft subfloor, old galvanized pipe, or wiring that needs to come up to snuff. I'd rather find it and tell you than bury it.

It does, more than people expect. We get real humidity through the summer here, and a bathroom that doesn't move air right stays damp long after a shower. That's how you end up with mold behind the trim and paint peeling off the ceiling.

So when I plan a remodel, ventilation isn't an afterthought. Proper waterproofing behind the tile, a fan that actually vents to the outside, and the right paint all matter more in our climate than they would somewhere dry.

How long does a bathroom remodel take?

That depends on the scope and on how demo goes. A cosmetic refresh moves fast. A full gut where we're moving plumbing, replacing subfloor, and tiling from scratch takes longer, and tile in particular can't be rushed because thinset and grout need to cure.

The other thing that affects timeline is decisions and material lead times. If a vanity or a special-order tile is on backorder, that's out of my hands, but I'll flag it early so we order in the right sequence and the crew isn't standing around waiting.

How do I keep the budget under control?

Decide what you can't live without and be flexible on the rest. If a big walk-in tiled shower is the whole point of the project, we build the budget around that and find sensible choices everywhere else.

Pick your materials before we start, not halfway through. Changing your mind on tile after the walls are prepped means backtracking, and backtracking costs money.

And leave a little room for the unknowns. On older Clarksville homes especially, budgeting like demo will go perfectly is how people get stuck. If we open the floor and it's dry and solid, great. If it's not, you're glad you planned for it.
